Loan Signing System (LSS) is the most trusted name in loan signing agent training in the United States. Founded by Mark Wills, LSS has put more than 60,000 students through its programs — anchored by the flagship Six Figure course and surrounded by live events, certifications, communities, and tools built specifically for the notary profession. The brand earned its position the hard way: by being right about what notaries needed before anyone else was paying attention.
By late 2023, LSS was preparing to launch a white-labeled GoHighLevel platform for their student base — their own branded CRM and marketing software, called LSS Notary Marketing Software, that students could log into and run their entire notary business from. They had the brand, the audience, and the vision. What they needed was a partner who already lived inside GoHighLevel and could translate the platform's sprawling capabilities into a clean, notary-specific student experience.
LSS hired Sass & SEO directly from the GoHighLevel partner directory in late 2023. What started as a beta build evolved into three connected phases — a Beta phase laying the foundation, an Alpha phase building the production software, and a Full Production phase that, in summer 2025, fully merged LSS's flagship course product into the GHL whitelabel and unlocked the next era of growth.
This is the story of those three phases — and a story we want to tell honestly, which means leading with what made it work in the first place.
Before we walk through what we built, it's important to be clear about what we didn't.
LSS came into this engagement with a brand most companies spend a decade trying to build. A founder with deep authority and a personal brand recognized across the entire notary industry. A flagship offer that was already proven, with tens of thousands of paying students before we ever shipped a line of code. A loyal community that buys when LSS launches because they trust the source. A team — led by Mark Wills and Co-Founder Roman Rosario — that knows how to sell, enroll, and deliver with conviction.
None of that came from us. None of it could have.
What we did — what this case study is about — is build the infrastructure underneath that brand so it could scale. The platform their students log into. The automation that runs every checkout, every onboarding, every email sequence. The migration that consolidated five legacy tools into one. The reporting that finally tells leadership where every customer actually came from. The systems that keep 5,000+ sub-accounts running every day.
That division matters. The 12% month-over-month growth that arrived after the merger isn't a Sass & SEO win. It's a Mark-and-Roman win, made possible because the infrastructure underneath them stopped being the thing slowing the business down and started being the thing accelerating it.

The short version for skimmers.
Before we started.
What LSS's infrastructure looked like in late 2023LSS came into late 2023 with a brand most course businesses would kill for — 60,000+ students, the most respected name in their niche, and a reputation built on actually delivering for working notaries. What they did not have was the technical infrastructure to scale that brand into a true SaaS product their students could rely on.
The pieces existed, but they lived in different places. Marketing automation in one platform. Course content in another. Community in a third. Support tickets in a fourth. Zapier holding it all together. Each tool worked. None of them talked to each other cleanly, and none of them were the LSS-branded software students were going to log into every day.
Before working together:
- No unified platform. Marketing, courses, community, support, and customer data lived across multiple separate systems with brittle integrations holding them together.
- No white-labeled student software. The vision for an LSS-branded CRM existed on paper but had not been built.
- No backend automation for the student journey end-to-end. Free training opt-ins, email nurture, sales sequences, checkout, and onboarding were not connected.
- No master snapshot. Each new sub-account would have required manual configuration — not viable at LSS's scale.
- No support infrastructure for a software product. LSS supported students on their courses, but did not have a team trained to support a technical platform.
- No GoHighLevel-native expertise inside the LSS team. The platform was new to them, and a deep learning curve sat between them and the launch they wanted.
- Multiple recurring SaaS costs across legacy tools, plus the integration tax of keeping them in sync.
LSS hired Sass & SEO from the GoHighLevel partner directory in late 2023 specifically to fix that picture — starting with a beta white-label build and expanding from there.
Earning the right to build the production version.
Late 2023 — Mid 2024The Beta phase was about earning the right to build the production version. Heavy consulting. Deep platform configuration. Internal team education. Recording the curriculum that would teach students how to use the platform once it shipped.
Building the foundation.
The work moved fast. Once the engagement began, we ran multi-session days inside GoHighLevel building out the foundational course modules — the kind of immersion that makes the difference between a generic GHL setup and a platform that actually fits a specific business. Early 2024 brought a concentrated CRM sprint: multiple working sessions in a single week building and validating the CRM portion of the platform, with same-day debrief loops baked in. We weren't delivering at LSS. We were iterating with them.
Rebuilding the courses on the new platform.
LSS's flagship course content lived inside Ontraport when we started. Migrating it wasn't a copy-paste exercise — it was a full rebuild on the new GoHighLevel foundation. Every course, every module, every video, every workflow that surrounded them. We handled the migration end-to-end: lifting the existing course architecture, rebuilding it inside GHL Memberships, reattaching automations, and validating that every student got the right access on the right schedule.
By the end of Beta, the courses weren't just hosted somewhere new. They were rebuilt as part of a unified platform — the same platform students would also be using to run their notary businesses. The course delivery and the software became one experience instead of two.
Recording the curriculum, not just the platform.
As the platform took shape, the work expanded into education. Hours of in-platform training content recorded for LSS students — not a generic GoHighLevel walkthrough, but a curriculum specific to how notaries would actually use the white-labeled software. Sass & SEO didn't just build the LSS Notary Marketing Software and rebuild the courses inside it. We also recorded the in-platform curriculum that would teach LSS students how to use it alongside the notary educational training provided by Mark and Roman.
The first growth lever: Ambassador affiliates.
By late spring 2024, the conversation shifted to growth. LSS launched its Ambassador affiliate program inside the platform we'd built. Trust earned in the Beta phase translated directly into ownership of LSS's public-facing affiliate growth motion — architecture, onboarding, tracking, and launch coordination.
Phase exit.
By mid-2024, the engagement had a "Software Alpha Meeting" on the calendar. That was the documentary inflection point where the engagement transitioned from Beta consulting and configuration to full Alpha software buildout. Beta complete. Alpha begins. Same partner.

Mid 2024 — Mid 2025Alpha is where the LSS Notary Marketing Software became a product. Multiple workstreams ran in parallel — backend infrastructure, the master snapshot, support operations, training content, funnel and campaign builds, the migrations off legacy platforms, and a deep-cadence weekly working rhythm with the LSS team. The Alpha phase didn't move in stages. It moved on every front at once.
The software ships.
Alpha opened with a multi-stakeholder build session that included Mark and Roman along with additional internal LSS staff on the LSS side. Within weeks, the software had its first internal launch milestone — the LSS Notary Marketing Software was live in front of thousands of LSS Students and a massive success with over 1,000+ sub-accounts created.
Our role was the backend infrastructure and tech support. We built out the SaaS plans, configured the payment and onboarding flow, set up the email campaigns and onboarding sequences while Mark and Roman did the heavy lifting of marketing and selling to their audience.
The daily working rhythm.
Starting in summer 2024, a recurring near-daily working cadence — the "Operations & Marketing Huddle" — became the operational backbone of the partnership. Each week we held a standing working session that moved the platform forward. That rhythm is one of the reasons the build phase compressed as much as it did and allowed us to consistently push forward on multiple projects simultaneously in addition to ongoing communication between calls.
Migrating off legacy platforms.
During Alpha, we began the systematic migration off LSS's legacy stack — marketing automation, course delivery, community, and the integrations between them — onto a unified GoHighLevel foundation. The migrations ran in parallel with new builds. The student experience never went dark and we continued to monitor all access and functions across each platform during the migration phase.
The migration process happened over the course of 12–18 months. Considering the large database of students and active users, we moved slowly and treaded lightly to make the transitions as smooth and seamless as possible for all of the students.
The master snapshot scales.
A huge component of what we created with Mark and Roman was the customization of their GoHighLevel whitelabel configured into a custom Snapshot preloaded into all sub-accounts. We developed the website templates, workflows, and relevant setup for core tools such as the GBP review widget based on Mark and Roman's extensive knowledge of the notary industry and what tools would be most supportive for their client base.
This snapshot has been continuously refined and improved based on ongoing feedback from the student base in addition to adjustments and updates on the GoHighLevel interface. The value of the master snapshot showed up clearly when LSS extended its ecosystem. The same snapshot that powered new student sub-accounts also became the template for related brands inside the LSS family — proof that what we'd built could replicate cleanly across the broader business, not just the core course.
The big education push.
Through fall and winter 2024, the work shifted into student-facing training. Office-hours-style Q&A sessions launched. A multi-part Website Masterclass series ran in December, walking students through how to actually use the websites we'd built into the snapshot.
These trainings were used to collect information and feedback from the student base to continue optimizing the student experience and was closely monitored by Roman to help ensure we were able to hit the mark every time.
Throughout this phase, we tested multiple add-ons and features to further support students and debriefed on what changes needed to be made to the software setup or student onboarding and ongoing experience to regularly reduce churn.
Testing done-for-you services, custom support, and account setup.
In the spring of 2025 we began rolling out additional offers for support including setting up custom domains and websites for client accounts to help facilitate a "seamless" experience for their student base. We developed the internal SOP for configuring new student sub-accounts including the essentials for sending domains, branded domains, web domains, and account settings that allowed students to log into their account with everything already configured for them — perfected and delivered by our internal Sass & SEO team.
We tested offering done-for-you website customization services for students with all delivery completed by our internal Sass & SEO team. Our team has continued to refine the student onboarding and setup process, successfully configuring over 5,000+ sub-accounts in the last ~2 years — averaging over 50+ new account setups every single week.
This level of tailored custom support and setup is one of the core components of what makes the LSS Notary Marketing Software a unique competitor in the GHL whitelabel space and a core component of the ongoing working relationship we have with LSS.
Setting up the merger.
Through spring and early summer 2025, the conversations on the recurring weekly call started landing bigger and bigger decisions. By late June, the agenda was clear: consolidate the legacy platforms into GHL fully, restructure the offer, and put a merged version of the flagship course product into market by the upcoming holiday sale event.
This was a monumental undertaking that would open the door to a longer 6+ month sprint where we'd work closely with LSS ensuring every component of the GoHighLevel setup for the courses, community, and student delivery were seamless and perfected before migrating the 60,000+ active users from their other databases.
The era of the merger.
Mid 2025 — PresentIf the Beta phase was about laying the foundation and the Alpha phase was about building the production software, the Full Production phase is about what happened when LSS's flagship course product was fully merged into the GHL whitelabel — and what that unlocked. This is the phase the rest of the partnership was building toward.
The merger — built in under two weeks.
From kickoff to public launch took less than a week and a half. New offer architecture, restructured course access, renamed and rehoused communities, new welcome video and email sequence, new sales page and checkout — built and tested end-to-end inside GoHighLevel. The merged offer went live on schedule at the next major sale event.
That timeline only worked because LSS already had the offer. Mark and the team had the messaging, the audience, and the trust. We were able to compress the technical build because nobody had to figure out who would buy or why. They'd been selling this offer for years. Our job was making sure the platform could actually deliver it.
The bigger picture and smaller details.
It's important to note that we had been building and refining sales funnels and email campaigns for the last 1.5 years with LSS including setting up staple sales funnels for their cornerstone webinar event. At the time of the merger, we had successfully created over 2,000+ sub-accounts on just the GHL whitelabel offer without any additional add-ons.
Up until this point, their core flagship offer for their certification program had been housed on a separate platform and was a completely separate offer. This phase required all hands on deck to revamp the course architecture and curriculum, develop the revamped SaaS products and payment schedules, and integrate custom free trials and renewal processes that would support a new combined product model that included both a one-time purchase course in tandem with a recurring SaaS subscription.
Roman and Mark tackled all the curriculum and course structure updates while our team handled the strategic refinement of the backend infrastructure to create a smooth sales funnel that would allow students to purchase the course and also trigger the new sub-account setup and onboarding experience based on what we collaborated on with LSS.
In July 2025, we successfully launched the new merged product over a test sales period to a smaller segmented list surpassing the sales target for this period. We used this success as a template for the ongoing work of continuing to refine and perfect the new synced product flow.
What changed for students.
Students went from logging into multiple separate platforms — one for the course, one for the community, one for support — to a single sign-on into a unified GHL platform that delivered all three. And the course itself now bundled GHL software access. Students weren't just buying a course anymore. They were buying a working CRM, website, and email tool to run their notary business, with the course wrapped around it.
More importantly, the students received a world-class experience of what feels like "magic" — with a new custom account setup, a new domain, a custom website template, and full training and onboarding while our team handled all the rest quietly behind the scenes.
Scaling the offer through the rest of 2025.
By fall 2025, the merged product was operating at full speed. The next infrastructure layer went in:
- Free-trial-ending email sequence with structured reminders at 30, 7, 3, and 1 day(s) out.
- A recreated evergreen Wednesday-webinar workflow funneling viewers from registration through replay through purchase.
- Conversions API tracking installed inside GoHighLevel, replacing fragmented split-platform attribution.
- New ad creatives and a quiz-based lead magnet integration with the CRM funnels and pipelines.
- Trigger links across the email program, enabling global link updates without manual editing.
- A new retention layer — softened cancellation flow, downgrade tier preserving website + contacts, updated cancellation video — designed to keep canceling students inside the GHL ecosystem rather than churning entirely.
Black Friday and the migration cutover.
The Black Friday 2025 campaign was the biggest stress test of the merged platform — a broadcast to LSS's full list with a coordinated promo running through the new checkout, new pipeline, and new attribution layer. Sales came in noticeably above prior periods, and the campaign also served as a meaningful list-cleaning event.
On the December standup, the migration cutover dates went on the calendar:
- Late January 2026 — old course portals shut down.
- February 1, 2026 — legacy course and community platforms become inactive.
- One-week testing window before cutover to validate the new flows.
Through January 2026, the team executed: holiday-and-countdown notifications, redirect setup, checkout transfer, AI-bot updates, help-article rewrites, and the testing window. February 1 came and went. The legacy platforms went dark on schedule.
The contact-data overhaul.
February 2026 — the standup that solved a problem most course businesses live with for years. LSS had accumulated hundreds of contact tags across years of legacy automation. We replaced them with a system of automated custom fields tracking core membership and lifecycle data. We then duplicated the existing course for tens of thousands of historical purchasers, stripped out the migration-specific content, and gave the legacy base clean renewed access. No extra cost, full data integrity.
Post-migration: the numbers that matter.
Four consecutive Tuesday standups from early March through end of March 2026 told the migration-victory story in real time.
That same window: a single email drove 100 sales. The Wednesday webinar produced a 5% registrant-to-purchase rate that the team called "likely the best closing rate to date." The new GHL feedback form returned an initial NPS of 80. The cancellation flow went 100% live with cleaner copy and a simpler customer experience. By the end of March, the affiliate program had migrated off a separate vendor entirely and into native GoHighLevel — consolidating affiliate tracking, payouts, and student management into the same platform LSS already operated.
Worth restating: the migration architecture made these results reachable, but the closing rates and the NPS came from Mark's offer, his team's ability to sell it, and a community that already trusted them. Infrastructure removed friction. The brand and the LSS team did the converting.
The paid media audit.
By spring 2026, with the platform stable and the migration successful, attention turned to paid media. The prior agencies had been managing Meta and Google ads externally for years, but signal back from LSS suggested performance had been declining. We had built the GHL pipeline that ad data flowed into, so we could see what the agency couldn't.
What the audit surfaced — at a high level, scrubbed for public reading:
- A multi-x error in how purchase conversions had been valued, distorting every reported ROAS metric.
- Audience targeting running on stale lists not refreshed in over a year.
- A meaningful share of branded-search clicks coming from existing students — paying ad dollars for traffic that would never convert.
- Tracking infrastructure misconfigured, with critical conversion events paused and never reactivated.
- Current campaigns running roughly 14× the benchmark cost-per-lead the audit established.
- Concerning blended ROAS data being overlooked.
Sass & SEO surfaced all of it because we had already built the data layer. The audit triggered a full rebuild of the ad accounts, a new bidding benchmark, and an expansion of our scope into ongoing ad oversight for the rest of 2026.

Across three phases and 2.5 years, the partnership has delivered measurable scale and operational leverage — built on top of the brand, the offer, and the team that LSS brought to the table. A non-exhaustive snapshot.

At its peak, the platform we operate has held more than 2,500 active sub-accounts simultaneously — small notary businesses logging into LSS Notary Marketing Software every day to run their actual operations.
Multiple legacy SaaS platforms collapsed into one unified GHL stack.
Marketing automation, course delivery, community, and the cross-platform integrations — all migrated into GoHighLevel with no data loss and no disruption to the live student experience. Recurring SaaS costs eliminated. Permanent operational simplicity gained.
Only 2–3 students of the entire migrated volume reported access issues.
Tens of thousands of historical course purchasers and thousands of active subscribers ported between platforms. Most reported issues were browser compatibility, not migration. The post-migration error rate was effectively zero.
12% month-over-month increase in customers — the first increase in roughly two years.
Driven by a webinar sale, follow-up sequence, and flash sale that generated 100 sales from a single email. The merger architecture made that possible. Email infrastructure inside GHL drove the result.

Initial NPS of 80 on the new GHL feedback program.
80 sits in the "world-class" band on the standard NPS scale. The form, the routing, and the response capture all live inside GoHighLevel, integrated into the customer journey we built.
First marketing email through the new GHL system: 24% open rate, 12 direct purchases out of 30 that day.
By the next month, the segmented newsletter program was hitting 25% overall opens and 40% opens among students. Webinar follow-ups hit 50% open and 13% click-through on the "last chance for bonuses" send.
Every purchase tagged to its actual originating channel in one unified pipeline.
Before we built the Ad Tracking pipeline inside GHL, this picture didn't exist in any single source of truth. Now leadership can see — without stitching reports together across platforms — where every purchase actually came from, and can budget accordingly.
Significant underperforming spend identified, plus a multi-x conversion-value error misreporting every ROAS metric.
Misconfigured tracking, stale audiences, branded-search clicks coming from existing students, and campaigns running well above the established benchmark CPL. All visible because we built the data layer.

The next chapter leans into revenue.
After 2.5 years of platform build, alpha buildout, and a successful merger into Full Production, the next chapter of the partnership leans into revenue. The infrastructure is mature. The support model is in place. The migration is done. The remaining lever is paid media — and that's where the relationship is now expanding.
The audit set the agenda.
The 2026 paid-media audit surfaced systemic tracking and audience issues that had compounded over years and a clear, prioritized plan for fixing them. We're executing that plan in partnership with LSS — refreshing audiences, installing exclusions, verifying pixel infrastructure, retiring underperforming campaigns, and scaling the bottom-of-funnel campaigns that are already returning real ROI.
Attribution gets sharper.
We're building out offline conversion tracking so closed-loop revenue — including referral, email, and live event sales — is visible inside the ad accounts and improves bidding signal. The goal: stop optimizing toward proxy metrics and start optimizing toward real money.
The thesis for 2026: spend less on the wrong audiences, more on the right ones.
LSS's revenue is dominated by referrals, email, and live events — not paid media. The opportunity isn't to spend more on paid. It's to make every dollar of paid spend ladder back to the channels that already work, and to stop paying for waste.

Continued work on the rest of the roadmap: the affiliate program relaunch with recurring commissions, course-step gamification, an AI-powered newsletter cadence, native live-streaming inside GoHighLevel as a Zoom replacement, and the ongoing weekly webinar and Saturday training cadence.
LSS is an active, ongoing client. The partnership now spans platform engineering, master snapshot maintenance, customer support operations, ongoing funnel and campaign builds, the affiliate program, attribution infrastructure, and a growing ad management mandate. We expect to update this case study one or two times a year as the bigger milestones land — not week by week, but at the inflection points worth telling.
