LSS came in with a brand most companies spend a decade trying to build. A founder with authority across the notary industry. A flagship offer already proven with tens of thousands of paying students. A team — Mark Wills and Co-Founder Roman Rosario — that knows how to sell, enroll, and deliver.
None of that came from us. What this case study is about is the infrastructure underneath: the platform students log into, the automation behind every checkout and onboarding, the migration that collapsed five legacy tools into one, and the systems that keep thousands of sub-accounts running every day.

Loan Signing System is the most trusted name in loan signing agent training in the United States. Founded by Mark Wills, LSS has put more than 60,000 students through its programs — anchored by the flagship Six Figure course and surrounded by live events, certifications, communities, and tools built for the notary profession.
By late 2023, LSS was preparing to launch a white-labeled GoHighLevel platform for their student base — LSS Notary Marketing Software — so students could log in and run their entire notary business from one branded CRM. They had the brand, the audience, and the vision. They needed a partner who already lived inside GoHighLevel.
Before: a brand ready for SaaS — infrastructure that wasn’t.
- Marketing, courses, community, support, and customer data split across separate systems

Earning the right to build the production version.
Heavy consulting, deep platform configuration, and internal education. Courses rebuilt from Ontraport into GHL Memberships. Hours of in-platform curriculum recorded so notaries could actually use the white-labeled software — not a generic GHL walkthrough.
Trust earned in Beta turned into ownership of the production build. By the Alpha meeting, the question wasn’t whether Sass & SEO would build the software — it was how fast.

02 | Alpha | Mid 2024 – Mid 2025
LSS Notary Marketing Software became a product.
Backend infrastructure, master snapshot, support operations, training content, funnel and campaign builds, and migrations off legacy platforms — running in parallel with a weekly working rhythm with the LSS team.
Over 2,000+ sub-accounts provisioned on the GHL whitelabel offer alone before the course merger. Snapshot + onboarding meant scale without manual configuration on every new account.
03 | Full Production | Mid 2025 – Present
The merger — course + SaaS as one student experience.
Flagship certification merged into the GHL whitelabel in under two weeks: new offer architecture, course access, communities, welcome sequences, sales page, and checkout. Students went from multiple logins to one platform — course, community, support, and a working CRM bundled together.
Combined product model: one-time course purchase plus recurring SaaS subscription, with custom free trials, renewals, retention flows, and the evergreen Wednesday webinar funnel underneath.

04 | Attribution & paid media
One pipeline for where every purchase actually came from.
Conversions API inside GHL, an Ad Tracking pipeline as the single source of truth, and a 2026 Meta + Google audit that surfaced multi-x conversion-value errors, stale audiences, and campaigns running ~14× benchmark CPL — visible because we already lived in the data layer.
Infrastructure removed friction. Closing rates and NPS still came from Mark’s offer, the LSS team, and a community that already trusted them.

The next chapter leans into revenue.
Platform, support, and migration are mature. The remaining lever is paid media — executing the 2026 audit plan, sharpening offline conversion tracking, plus affiliate relaunch, course gamification, AI newsletter cadence, and native live-streaming inside GHL. LSS is an active client; we update this story at the inflection points worth telling.
